Buying a house in Israel is very different than buying property in other countries. In this video Josh Epstein explains the different items of the house that are typically included or not included in the sale.

When viewing properties here in Israel you have to assume that anything that is not physically attached to the house is not included in the sale. This is different than in the United States, England, South Africa and other countries where typically the stove, oven, and other appliances are included in the sale. Here in Israel, this is not the case. Sellers take with them the stove, oven, refrigerator and other appliances. In some cases they will even take the AC unit and lighting fixtures. It is very important when making an offer on a property that if you really like a specific light fixture or appliance to be clear about what is included in your offer. When buying a property in Israel you have to assume that nothing is included.
